The value of a home can be increased through various means, some more expensive or involved than others. One simple way to increase the resale value of your home is to install a new heating and/or cooling system. Sellers often overlook the impact of energy efficiency on a home's value, despite its significant potential to increase interest in their property. Heating, ventilation, and air conditioning (HVAC) systems are among the largest energy consumers in a dwelling, making them a critical factor in boosting a home's value.

Homeowners should be sure to ask about the current HVAC system before buying a home in New Hampshire.

What do homebuyers want?

Outdated and inefficient HVAC systems can be a significant deterrent to potential buyers, leading to lower offers or longer market times. Buyers know that an older systems usually means it will probably be loud, break down more often, and likely need replacing shortly after purchasing the home. Homebuyers are attracted to HVAC systems that offer energy savings, lower utility bills, and reduce environmental impact. HVAC units with high Seasonal Energy Efficiency Ratio (SEER) and Energy Efficiency Ratio (EER) ratings are especially desirable, as they require less energy to heat or cool a dwelling.

While energy efficiency is a significant factor, other features can also raise a home's value. Reliable, low-maintenance systems are highly desirable, and features such as smart HVAC systems, zoned HVAC systems, and air filtration systems increase your home's appeal to homebuyers. Smart thermostat systems offer remote temperature control through mobile apps or other smart devices. Some smart thermostats even include geofencing technology, which automatically adjusts the temperature settings to save energy. Zoned systems allow for customized temperature settings in different areas of a home. Zoned systems are especially appealing to buyers interested in larger homes with multiple bedrooms and other spaces. Air filtration systems can remove pollutants and allergens, providing better indoor air quality and benefiting people with allergies or respiratory issues. (Read our blog here to learn why healthy indoor air quality is important.) Only some people will know to ask about these features, but if you're selling your home, you can include them in the listing and remind your realtor to mention them during showings to improve the impression your home gives to homebuyers.

A new HVAC system can add thousands of dollars to a home's selling price, with some estimates ranging from $2,500 to $3,000. However, HVAC systems also play a critical role in providing comfort to a home, regardless of whether or not the homeowner plans to sell. To accurately assess how much an HVAC system can increase your home's value, homeowners should contact a local real estate agent.
